Invest With Us
A disciplined approach to industrial real estate development and asset purchases with a primary focus on the most active manufacturing corridors in the Southeastern United States.
CRE Holdings Development Playbook
CRE Holdings' vertical development is based on a repeatable pattern of industrial-driven population and economic growth across the Southeast. Our playbook begins with large-scale manufacturing announcements, typically 3,500 or more new jobs, which historically create an increase in population of approximately 10,000 new residents.
Typically announced in rural markets drawn by government incentives and lower land costs; each announcement triggers a predictable, multi-year chain of secondary demand for new housing and retail to absorb the influx. Local support services for these new developments quickly become overwhelmed as the project comes online.
CRE Holdings' focus is on shallow-bay industrial property under 75,000 SF, a materially undersupplied segment, but statistics show that 87% of all industrial tenants occupy space, putting our developments at the center of tenant demand as local and regional businesses scale to capture the demand for industrial space beyond the anchor employer and their direct suppliers.
The firm's investment approach is grounded in three principles:
01
Acquire existing properties at below replacement cost and market comparables.
Discipline at the basics is the firm's most reliable source of downside protection. Every acquisition is underwritten against current replacement cost, with a conservative margin of safety.
02
Develop only where demand is proven.
Ground-up development is pursued exclusively in submarkets with strong future tenant demand, and physical proximity to a significant manufacturing investment or infill location.
03
Holding periods of less than five years.
CRE Holdings underwrites assets to perform on operating fundamentals competitive to current submarket conditions and realistic exit assumptions.
