A Focused Development Strategy

CRE Holdings develops shallow bay industrial buildings typically under 75,000 SF in Southeast submarkets where tenant demand is proven and supply is constrained. The firm pursues ground-up development only where its underwriting confirms that new product once delivered is supported by confirmed tenant demand.

With few exceptions, CRE Holdings development is focused in close proximity to large manufacturing announcements that will create a minimum of 3,500 jobs, which historically create an increase in population of approximately 10,000 people moving into the area.

These large manufacturing facilities typically move into rural areas where they receive the maximum governmental incentives. Population increases of this magnitude also drives significant startup housing and multi-family retail development.

Current service providers, such as, roofers, HVAC contractors, plumbers, drywall, painting companies, electricians, and landscaping firms that are currently in area are overwhelmed by new business opportunities and you see regional firms move into the area looking to take advantage of the opportunity.

Regional companies typically look for less than 75,000 SF facilities initially as they get a foothold into a new market.

This focused strategy avoids the pitfalls of speculative larger distribution development and concentrates the firm's capital and operating capacity on a segment of the industrial market that institutional capital has consistently underserved.

CRE Holdings executes its ground-up development projects through strong partnerships and long term relationships developed over forty-five years in the commercial real estate industry.

These relationships provides several material advantages:
